Tile & Grout Cleaning · New Caney, TX

Mopping doesn't clean grout — it feeds it.

The porous structure of grout is inherent. Each mopping session forces contaminated water deep into the grout lines, where soil gets trapped after the moisture dries. That's why grout gets darker no matter how often you clean it, and why over-the-counter cleaning solutions and manual scrubbing fall short of deep cleaning.

We arrive with a truck-mounted power-wash system, 1,500 PSI pressure and water heated to 210,230°F, plus a 14-inch spinner tool that traps the spray pattern while vacuuming soiled water directly into a containment tank. Your walls and baseboards stay completely protected from overspray.

Local Tip · New Caney

A quick heads-up for New Caney homeowners.

If you've got kids running through your kitchen and guests tracking mud across tile floors at Valley Ranch Town Center events, you know how fast grout lines get grimy. The thing about new construction homes is they're built solid, but tile stays new-looking only if you stay ahead of the dirt. A professional cleaning every year or two keeps those grout lines from darkening permanently and saves you from scrubbing on your hands and knees. Call (346) 550-7445 to get your tile looking sharp again without the elbow grease.

Pro Equipment · Pro Care

Hot water & pressure — contained end-to-end.

The key distinction separating thorough tile cleaning from a quick surface pass is heat, pressure, and the ability to extract dirty water before it goes back into the grout. Our system delivers all of these capabilities, inside a vacuum-sealed cleaning head that leaves your walls and baseboards untouched.

  • Truck-mounted 1500 PSI / 210–230°FMore heat and pressure than any portable unit — lifts grease, traffic soil, and years of mop-water buildup.
  • 14" spinner with containment vacuumThe spray stays under the hood. Dirty water goes straight to our containment tank — not your walls.
  • Pre-spray, dwell, agitate, extractSolutions matched to your floor (ceramic vs natural stone) — dwell time is what actually breaks the bond, not pressure alone.
  • Detail work by hand, edge-to-edgeCorners, baseboards, and stubborn spots get hand-treated. The spinner can't reach everything — we don't skip it.
Our 6-Step Process

Same process, every floor. Nothing skipped.

Here's exactly what happens when we show up for a tile & grout job — residential or commercial.

01

Walk-through & evaluation

We identify the tile type (ceramic, porcelain, or natural stone), inspect for loose or cracked tiles and review any areas you're worried about. Price set in advance so you know exactly what to expect.

02

Pre-sweep & dust extraction

Loose soil, pet hair, and debris are removed before any moisture touches the floor. Removing dry dirt first prevents it from settling into the grout.

03

Pre-spray & dwell

A specialized alkaline cleaner formulated for your specific tile is put down first. It sits and works on the baked-on cooking oil, foot traffic soil, and cleaning solution buildup, and this is where the real cleaning takes place.

04

Power-wash & contained extraction

The 14-inch spinner runs across the floor at 1,500 PSI and temperatures between 210 and 230 degrees. A capture hood confines the spray and pulls dirty water straight into a containment tank on the truck. No spray on your walls.

05

Hand detail & spot work

Hand-worked attention of corners, edges, baseboards, and stubborn stains is how we handle these areas. We'll also be honest with you if a stain is permanently set in the grout and can't be fully removed.

06

Final rinse & dry

We use a neutral pH rinse to eliminate solution residue, keeping your floor cleaner once we're done. The floor is walkable in roughly an hour, with heavy furniture returning after the sealer cures if you choose that option.

Same floor. One visit.

The grout on the right looks like it did when it was installed. On the left, years of mopping and traffic had compounded. No bleach, no magic — just the process above.

Honest Scope

What we'll clean — and what we won't.

We'd prefer to be upfront than take on a floor we can't do justice to. Here's where our process works, and where we'll point you somewhere else.

What we clean

  • Ceramic & porcelain tile — the most common residential & commercial tile. Non-porous tile, porous grout.
  • Most natural stone — travertine, slate, limestone, marble. Requires stone-safe chemistry and (usually) full-floor sealing.
  • Grout lines of all types — sanded, unsanded, colored, white. Restored toward original color.
  • Commercial floors at scale — restaurants, offices, lobbies, retail. Multi-disc runs, after-hours scheduling.
  • Shower & bathroom tile — soap scum, hard-water buildup, mildew in grout.

What we don't

  • Saltillo or clay-based tile — these need a different process (and finishes) than our system is built for. We'd rather refer you to a specialist.
  • Tile polishing — we clean and we seal. Polishing is a separate specialty with dedicated machinery and compounds; not something we take on.
  • Wax coatings — we don't apply them and we don't recommend them. Wax breaks down, flakes, and has to be stripped before a real clean.

Optional Add-On

Sealing — keeps your floor clean longer.

The best time for sealing is right after a professional cleaning, when grout pores remain open and free of soil. A penetrating sealer creates a barrier that makes liquids, oils, and soils sit on top of the surface so they wipe right off.

Option 01Most Common

Grout-line sealing

For synthetic tiles — ceramic and porcelain. The tile face itself is non-porous, so only the grout lines need protection.

  • 1Penetrating sealer applied directly to grout lines
  • 2Absorbs into the grout, forms an invisible barrier
  • 3Repels water-based & oil-based liquids — spills stay on top
  • 4No sticky residue — unlike hardware-store DIY sealers
Option 02For Natural Stone

Full-floor sealing

For natural stone — travertine, slate, limestone, marble. The stone itself is porous, so the whole floor gets sealed: tile face and grout.

  • 1Stone-safe penetrating sealer applied to entire floor
  • 2Soaks into both tile face and grout, forms unified barrier
  • 3Protects against etching from acidic spills (wine, juice, coffee)
  • 4Professional re-seal every few years — we'll advise based on your floor & traffic

Commercial & Property Management

Restaurants, offices, retail — scaled up, not cut short.

Commercial tile sees more traffic, more grease, more water, and far less forgiving daylight than residential. Same process, scaled: multiple-disc passes, protective containment for glossy surfaces, and evening and night scheduling to finish before you open.

  • Restaurants, kitchens & grease-heavy floors
  • After-hours & overnight scheduling
  • Lobbies, corridors, retail & office floors
  • Regular-maintenance plans that keep sealer working

Serving New Caney, TX and surrounding communities

Tile and grout cleaning might not be the first thing on your mind when you're settling into a new home in New Caney, but if you've got young kids running through your kitchen or families gathering at Valley Ranch Town Center, you know how quickly those tile floors show every footprint and spill. Fast-growing communities like Tavola bring that wonderful energy of new neighbors and new construction, but they also bring the wear and tear that comes with active households. Grout lines trap dirt, bacteria, and stains that regular mopping just won't touch, and over time that buildup makes your home feel less fresh than it actually is. Professional tile and grout cleaning restores that bright, clean appearance your new construction deserves while protecting your investment for years to come. We're based right here in Humble and serve the New Caney area regularly, so getting your floors cleaned is as convenient as a quick phone call to (346) 550-7445. Let us handle the deep cleaning so you can focus on enjoying your new community.
