We identify the tile type (ceramic, porcelain, or natural stone), check for loose or cracked tiles and discuss any spots that concern you. Price set in advance so you know exactly what to expect.
Loose soil, pet hair, and debris are removed before any moisture touches the floor. Dry dirt is easier to remove and keeps it out of the grout.
An alkaline cleaning solution tailored to your tile type is applied initially. It dwells on the cooking oil, tracked-in soil, and mop-water deposits, which is where the cleaning actually happens.
The 14-inch spinner runs across the floor at high pressure and 210,230°F. A vacuum hood confines the spray and pulls dirty water straight into a containment tank on the truck. No spray on your walls.
Hand-worked attention of corners, edges, baseboards, and stubborn stains is included in our service. We'll give you straight talk if a stain is permanently dyed into the grout and won't come all the way out.
We use a neutral pH rinse to eliminate solution residue, keeping your floor cleaner once we're done. You can walk on it in about an hour; if you add a sealer, heavy furniture returns once it cures.

The best time for sealing is right after a professional cleaning, when grout pores are open and free of soil. A penetrating sealer creates a barrier that allows liquids, oils, and soils to rest on the surface where they can be easily wiped away.
For synthetic tiles — ceramic and porcelain. The tile face itself is non-porous, so only the grout lines need protection.
For natural stone — travertine, slate, limestone, marble. The stone itself is porous, so the whole floor gets sealed: tile face and grout.

No. saltillo and other clay-based tiles call for distinct techniques and treatment products that our standard system doesn't accommodate. We'd rather connect you with a professional who specializes in them than try to adapt our standard method.
Most will. A few won't. Grout is porous and some liquids like red wine, Kool-Aid, and hair dye can permanently dye the grout itself. We generally bring tile and grout back to approximately 80-90% of their original appearance in a single service, and we'll explain what results you can anticipate before beginning work.
