What we'll clean — and what we won't.

We'd rather tell you up front than take on a floor we can't do justice to. This is what we can handle, and where we'll refer you to someone better suited.

What we clean

  • Ceramic & porcelain tile — the most common residential & commercial tile. Non-porous tile, porous grout.
  • Most natural stone — travertine, slate, limestone, marble. Requires stone-safe chemistry and (usually) full-floor sealing.
  • Grout lines of all types — sanded, unsanded, colored, white. Restored toward original color.
  • Commercial floors at scale — restaurants, offices, lobbies, retail. Multi-disc runs, after-hours scheduling.
  • Shower & bathroom tile — soap scum, hard-water buildup, mildew in grout.

What we don't

  • Saltillo or clay-based tile — these need a different process (and finishes) than our system is built for. We'd rather refer you to a specialist.
  • Tile polishing — we clean and we seal. Polishing is a separate specialty with dedicated machinery and compounds; not something we take on.
  • Wax coatings — we don't apply them and we don't recommend them. Wax breaks down, flakes, and has to be stripped before a real clean.

The best time for sealing is immediately following a professional cleaning, once grout pores are open and clear of debris. A penetrating sealer creates a barrier that allows liquids, oils, and soils to rest on the surface where they wipe right off.
